The development is optimized for use mix, site coverage, solar orientation and exposure from the Sultan Qaboos highway. The entire concept was created with real time numeric feedback allowing the shape, surface area, efficiency and GFA to be controlled simultaneously. As a result the site is utilized in the most efficient way possible while creating a memorable image along the highway and a memorable entry experience.
The entry gate forms the main symbol of the project, penetrating through into the generous pedestrian areas beyond, providing a shaded and controlled spillout area for F&B and boutique shopping areas, all focused around a central park. The Hospitality component occupies the prime corner of the site, allowing it strong presence and identity clearly visible from the main road. The clarity of the design and integration of its components provides the building with an image which is a unique and powerful presence in the city of Muscat.
