The project was conceived by Union Properties to bring motorsport and development together, and over a 6 year period of construction from 2003 till 2009, almost all of the land was allocated and utilized. Martin Baerschmidt (Design Manager) and Ivar Krasinski (Lead Designer) both worked for HOK Sport Venue and Event on the initial Phase 1 portion of the project in 2003-2004, mainly centred around the construction of a 5.4 km long Formula 1 certified circuit, with all ancillary buildings such as a 7,000 seat Main Grandstand, a 32 car Pit Garage building, Race Control, VIP suite, Medical Centre, Race School, Karting Circuit, Retail and Business Units and the signature Marketing and Management Building. Landscaping was initially conceived by HOK Sport Venue and Event and then documented and managed by the Dubai office of Landscape Architects, Cracknell. Ivar Krasinski later joined Burt Hill and was the Lead Designer for several of the Phase 2 projects, including the Courtyard Marriott hotel, Renaissance hotel, a 38 storey Office Tower and the Automall car sales building. The entire project now houses over 5,200 residents and a vibrant Main Street with a varied retail core of shops and a supermarket which has become an attraction for all surrounding developments.
