We strongly felt the highest value land parcels (close proximity to the water) should be the location for the higher density city centre and taller developments. The centre of the development was proposed for lower density developments providing the end users with much needed public parks, amenities and other community break-out spaces.

The design has in excess of 350 parcels. In order to keep track of the development statistics data, Ivar led the team in making sure the design was done in Revit (BIM), despite the fact that almost no firm was doing BIM masterplanning at the time.

Motor City started off as the Dubai Autodrome. Ivar was lead designer on this project while employed by HOK.

The design has been developed in conjunction with ADNEC to serve and support the growing exhibition community and businesses. The creation of pedestrian friendly areas, inspired by the spaces found in New York, together with a desire to create a true visitor destination can be best exemplified by the creation of a 35,000m2 outdoor exhibition plaza area.
